This is for NDIS participants whose circumstances require particularly high levels of support, namely a specialised housing solution designed to accommodate their unique needs. SDA is a unique category in that it does not refer to supports, but rather to the homes where the supports are provided. Funding for SDA is given to owners of SDA properties in which NDIS participants live.
NDIS participants requiring SDA will generally have extreme functional limitations caused by mobility problems, intellectual and/or cognitive disabilities, sensory issues, and brain injuries.
The characteristics of SDA homes vary according to the needs of the resident. Some are designed with special features specific to a participant’s disabilities. That can mean greater space in certain parts of the house, special lighting arrangements, customised amenities, wheelchair accessibility, emergency power solutions, etc.
Others SDA homes are simply located in areas that make it convenient for complex supports to be delivered.
In addition to their special features and locations, SDA homes have regulations as to the number of residents per property: a maximum of five may live in the same dwelling.
In any case, SDA aims to ensure that qualifying participants’ individual needs are served while also ensuring that participants remain part of the community.
As the name indicates, SDA is does not refer to the housing needs of people living with disabilities in general; it refers to those with highly specialised housing needs. The majority of NDIS participants live with a high level of independence, either alone or in a shared living arrangement; for example, in group homes or cluster housing.
